How much House is Enough?

How much house is enough?
With all the problems in the local economy today how much house is enough? Do you need a three, four, or five bedroom home. Do you really need to go through the bank and fight with the loan people or mortgage officer to prove you can afford the house? Do you need all the stress and anxiety and tension caused by such a big purchase? No is the answer to all the above questions on buying or renting to own a home today.
The picture above shows a bountiful table of healthy food.  All this food can be purchased without going to the grocery store. All of this food can be purchased for less than you can get it at the grocery store. All of this food is fresher and comes from local growers in Georgia.  Would it be nice if there was or is a way to locate and buy your next house with the same principals?
How would you like it if you could get a house for less without going to the bank or mortgage company?  I am going to show you how to buy or Rent to own a Home for less than rent and have it this week. Bold claim you might think, but we are helping people and families buy, lease purchase, owner finance, and rent to own homes all the time with NO BANK FINANCING needed.  You can buy a home or rent to own a home from individuals or investors just like the ones who have a stand at the local market and the houses are just as good. The deals are better and the financing is local. The time it takes to move into a new home goes from month to days with local house sellers. The paperwork is less but just as concrete and legal.
We have several homes and houses and quads available right now starting at just $550 a month. We have houses from $10,000 to $510,000. We have a home for almost anyone who wants or needs a house. The local company, A O Home Solutions LLc picks up new houses for sale and lease purchase, and rent to own weekly. Go to http://www.aohomesolutions.com for a view of the many new homes this week.  Do you want a home for less than rent?  Do you want one payment that includes everything like taxes, insurance, and HOA fees?
How much house is enough? That question can only be answered by you, but whatever you buy or Lease Purchase we have a deal for you. If you can afford rent and can make a small upfront or down payment you can own a home today.  We have houses priced below market rent and below appraisal.  We have “handyman specials” and ready to move in executive homes.  Whatever your needs, we either have it or we can get it.
The abundant farmers’ market food pictured above is fresher, easier to get, without all the store hassles, usually bigger fruit and vegtables, and far less expensive.  The houses we can show you come with similar advantages.  Sometimes the houses even come with a whole house warranty.  Better product and better methods to obtain your dream house or next house are available now and abundant.
If you are open to receiving the very best deal on a home today, call a full time home buyer or investor and see the difference in price, in easy of purchase or rent, and in attitude of those caring for you. Homes are now affordable. Home interest rates are the best rates have been in over 10 years.  Discount houses are everywhere in our market, if you know where to look. You do not need a bank loan to buy or lease purchase a house today. Knowledge is your ticket to a better deal with less stress and a new house.

So many houses, Which one do I pick?

Three houses three prices. Many concerns to think about. Which house is the best deal for you?  Before you ask me, a realtor or another investor to show you a home know what you want. Know the parameters you can afford.  Know the most you can spend and the least you will accept. Sometimes as an investor I hear a lot of talk before a purchase or rent to own home is ever selected and a purchase is made.
We want the best school district in the area.  I need to be near the lake.  My children are really advanced and we need the best private school in the area.  I need to be within a two minute walk to the main stores and/or the doctor’s office.  I need a 5 bedroom 3 bath house for under $100,000 and/ or a house with a payment of not more than $750 a month.  Understanding what ones’ true needs are is important.
We have found these houses. We can find you a home.  The buyer must decide what is truly important to them before they start looking. Schools, shopping, price, bedrooms and bathrooms are all important criteria for your new home.
One tip is do not pick a house without all 4 walls unless you have time and money to restore it. Price is important but having a move-in ready home with 4 solid walls is very important unless you are a rehabber looking for a fixer upper house.
Make sure you use the check list for your new home before you purchase, owner finance, lease or rent to own.
Simple “do it yourself” home buying checklist:
1.Type of Financing
2.Termites and other bugs, fleas
3.Smells, odors, mold
4. Water and water damage
5. Roof, foundation, siding
6. Does everything work?
7. Plumbing, electric, gas
8. Windows, locks, doors
9. Neighborhood, schools
10. Zoning, easements
11. Taxes, HOA
12. Age, lot size and boundaries
13. Number of homes for sale in the area

I check these things when I buy a house and you should also add this list to your pre-purchase consideration.

Buying a Used House

Most people looking for a home end up with a previously owned home. Right now it is cheaper to buy a house in Georgia than it is to build a house. There are several things to consider when purchasing or lease purchasing a home. A previously owned home may look great because it has just been painted but that doesn’t tell you the whole story. Buyer beware is a good philosophy to have in today’s market with so many choices.

Often the best house to buy is the house that is ready to live in today. Time is important. If you want to do rehab that is great but takes time, money, skills and knowledge. The house we are looking at in this example was just refinished by professional remodelers with years of experience in under a month.

Something as simple as hanging antique or wooden doors so they glide smoothly in the tracks is a skill not every homeowner or remodeler knows. At A O Home Solutions we use professionals for our remodeling work. The picture show one pro working on squaring up the door in every direction before it is rehung. Having everything work well on a door after removing carpet and adding trim and reinstalling new hardware is not as simple as it looks. No one like squeaky doors, doors that don’t shut all the way, do not lock, doors that hang crocked, or doors that are hard to open.

Buying a home with real hardwood floors is another area that needs to be checked closely before purchase. Professional remodelers know how to sand, prep, and put the right material on the floor to make it look like glass. A properly refinished floor not only looks great but is easy to clean for many years. A floor completed improperly can cause years of headaches and the poly coating can flake off. A floor sanded too deep can make it weak and change the structural integrity of the house.

The laminate floors most people put in over plywood today look good but may have problems in as little as six months if not completed properly. Make sure the laminate wood floor is a medium or better grade has been properly glued or floated and trimmed so the edges are tight all through the house.

If you are a rehabber, the options are endless for redoing homes to a specific period or remodeling and upgrading for today. There are advantages to doing the work yourself. There are also advantages to letting the pros do the work and then just moving in and enjoying the home.

Not much can compare to purchasing a great home for less than it cost to build it. Clean and neat homes in the right neighborhood are not hard to find right now, if you know where to look. A O Home Solutions has many great deals in Georgia , McDonough, Stockbridge, Jackson, Forest Park and several metro Atlanta areas.

Remodeling can be fun but can also be dangerous. Painting a home built before 1978 has some special rules due to the lead based paint used in and on houses built in 1978 and before. You can be fined for scraping and repainting your own home today if it was built in that period and you the owner and/or the painter have not taken and received proper certification to work on houses. The fine is over $30000 in Georgia. Does it sound odd that you can get fined for remodeling your own home? After all who is to know you painted and scraped a wall if you do not tell anyone right? That is not the point. Safety is the point. There are safety and health issues involved with scraping and repairing walls in an older home.

Great deals are out there everywhere but make sure you know what you are buying when you pick that Ideal Georgia Home or a house where ever you wish to live. Owning Your Own Home is a great long term investment.

Buyer, Sellers, Investors, Agents are you aware of the new rules for RRP?

Renovation, Repair, and Painting (RRP), is the new federally mandated program to deal with lead paint in homes built primarily prior to 1978 or that used certain paint after 1978. The program is effective as of April 22, 2010. It’s important that contractors, real estate agents, Investors, Buyers and Sellers be aware of the rules and the requirements. Failure understand the law could result in a fine of up to $37,500 per day, per violation!

The basic requirement is that work in homes containing lead paint be done by a Certified Renovator. And, it isn’t enough that a contractor be certified, the work must be continually supervised by someone who has taken a HUD approved training course. Spot testing for lead paint must also be done by a Certified Renovator. There are exemptions but you have to know the rules to stay clear of the fines

It is estimated that 35 million homes in the U. S. contain lead paint.

While the EPA has produced a booklet, “Renovate Right,” to address the issues and requirements of the new program, agents are still required to provide the EPA pamphlet, “Protect Your Family From Lead in Your Home,” as a part of the lead hazard disclosure in sales and leases. And those agents who are involved in property management or who recommend contractors, should be familiar with the new rules in order to confirm compliance with RRP.

Those whose business involves homes that may contain lead paint should familiarize themselves with RRP to avoid fines and potential lawsuits.

Helping Other Investors Make Money in less than 30 days

Some of my best days are when I have the pleasure of helping other Real Estate Investors make money in these trying times. This really is a great time to be an investor.
J. D. Hill is an up and coming "Bird Dog" and Real Estate Investor out of Decatur, Georgia. He is a hard worker and he has contacts, knowledge, and a great personality. Like too few people today, J.D. really loves helping others and taking care of his clients. When you call JD he is always friendly, concise, honest, and willing to serve.

He wrote this today after we did a deal together where he made enough money to open another bank account.
I would like to say how grateful I am for having the opportunity to do my first Real Estate deal with Mark. Mark was professional and he communicated with me throughout the whole time. I look forward to doing lots of business with Mark in the near future. I like doing business with people like Mark.
