So many houses, Which one do I pick?




Three houses three prices. Many concerns to think about. Which house is the best deal for you?  Before you ask me, a realtor or another investor to show you a home know what you want. Know the parameters you can afford.  Know the most you can spend and the least you will accept. Sometimes as an investor I hear a lot of talk before a purchase or rent to own home is ever selected and a purchase is made.
We want the best school district in the area.  I need to be near the lake.  My children are really advanced and we need the best private school in the area.  I need to be within a two minute walk to the main stores and/or the doctor’s office.  I need a 5 bedroom 3 bath house for under $100,000 and/ or a house with a payment of not more than $750 a month.  Understanding what ones’ true needs are is important.
We have found these houses. We can find you a home.  The buyer must decide what is truly important to them before they start looking. Schools, shopping, price, bedrooms and bathrooms are all important criteria for your new home.
One tip is do not pick a house without all 4 walls unless you have time and money to restore it. Price is important but having a move-in ready home with 4 solid walls is very important unless you are a rehabber looking for a fixer upper house.
Make sure you use the check list for your new home before you purchase, owner finance, lease or rent to own
Simple “do it yourself” home buying checklist:
1.Type of Financing 
2.Termites and other bugs, fleas
3.Smells, odors, mold
4. Water and water damage
5. Roof, foundation, siding
6. Does everything work?
7. Plumbing, electric, gas
8. Windows, locks, doors
9. Neighborhood, schools
10. Zoning, easements
11. Taxes, HOA
12. Age, lot size and boundaries
13. Number of homes for sale in the area

I check these things when I buy a house and you should also add this list to your pre-purchase consideration.

Buying a Used House

Most people looking for a home end up with a previously owned home. Right now it is cheaper to buy a house in Georgia than it is to build a house. There are several things to consider when purchasing or lease purchasing a home. A previously owned home may look great because it has just been painted but that doesn’t tell you the whole story. Buyer beware is a good philosophy to have in today’s market with so many choices.


Often the best house to buy is the house that is ready to live in today. Time is important. If you want to do rehab that is great but takes time, money, skills and knowledge. The house we are looking at in this example was just refinished by professional remodelers with years of experience in under a month.

Something as simple as hanging antique or wooden doors so they glide smoothly in the tracks is a skill not every homeowner or remodeler knows. At A O Home Solutions we use professionals for our remodeling work. The picture show one pro working on squaring up the door in every direction before it is rehung. Having everything work well on a door after removing carpet and adding trim and reinstalling new hardware is not as simple as it looks. No one like squeaky doors, doors that don’t shut all the way, do not lock, doors that hang crocked, or doors that are hard to open.



Buying a home with real hardwood floors is another area that needs to be checked closely before purchase. Professional remodelers know how to sand, prep, and put the right material on the floor to make it look like glass. A properly refinished floor not only looks great but is easy to clean for many years. A floor completed improperly can cause years of headaches and the poly coating can flake off. A floor sanded too deep can make it weak and change the structural integrity of the house.

The laminate floors most people put in over plywood today look good but may have problems in as little as six months if not completed properly. Make sure the laminate wood floor is a medium or better grade has been properly glued or floated and trimmed so the edges are tight all through the house.

If you are a rehabber, the options are endless for redoing homes to a specific period or remodeling and upgrading for today. There are advantages to doing the work yourself. There are also advantages to letting the pros do the work and then just moving in and enjoying the home.



Not much can compare to purchasing a great home for less than it cost to build it. Clean and neat homes in the right neighborhood are not hard to find right now, if you know where to look. The fine is over $30000 in Georgia. Does it sound odd that you can get fined for remodeling your own home? After all who is to know you painted and scraped a wall if you do not tell anyone right? That is not the point. Safety is the point. There are safety and health issues involved with scraping and repairing walls in an older home.

After this battle the US never built a built a brick fort again to defend the country or a state.

Buyer, Sellers, Investors, Agents are you aware of the new rules for RRP?

Renovation, Repair, and Painting (RRP), is the new federally mandated program to deal with lead paint in homes built primarily prior to 1978 or that used certain paint after 1978. The program is effective as of April 22, 2010. It’s important that contractors, real estate agents, Investors, Buyers and Sellers be aware of the rules and the requirements. Failure understand the law could result in a fine of up to $37,500 per day, per violation!

The basic requirement is that work in homes containing lead paint be done by a Certified Renovator. And, it isn’t enough that a contractor be certified, the work must be continually supervised by someone who has taken a HUD approved training course. Spot testing for lead paint must also be done by a Certified Renovator. There are exemptions but you have to know the rules to stay clear of the fines

It is estimated that 35 million homes in the U. S. contain lead paint.

While the EPA has produced a booklet, “Renovate Right,” to address the issues and requirements of the new program, agents are still required to provide the EPA pamphlet, “Protect Your Family From Lead in Your Home,” as a part of the lead hazard disclosure in sales and leases. And those agents who are involved in property management or who recommend contractors, should be familiar with the new rules in order to confirm compliance with RRP.

Those whose business involves homes that may contain lead paint should familiarize themselves with RRP to avoid fines and potential lawsuits.
